We’ve invested more than £490m in council homes in recent years, providing new bathrooms and kitchens for council tenants and making their homes warm, dry and safe. That work is now delivering real results for our residents, with more than 21,000 homes already brought up to the Lambeth Housing Standard.
Our asset management strategy
Our asset management strategy for 2016-21 sets out a strategic framework which will guide management, maintenance and investment in our housing assets.
We own and manage almost 33,000 rented and leasehold homes and by 2020 aim to have brought all homes up to the Lambeth Housing Standard.
What we're doing
We want to keep you up to date with what we are doing: what’s going well, what’s not going so well, why and what we are doing about it.
We will work more closely with resident representatives to consider how works are delivered and how we get value for money.
We will be looking for feedback about the services we deliver, good and bad.

Last year, a group of leaseholders worked with us to set out a detailed action plan.
We’ve introduced more flexible ways to pay major works charges, set a baseline for satisfaction figures through a survey on completed works and worked with a leaseholder panel to review our communications.
Next, we’re consulting leaseholders on an update of how we engage with them and plan to commission ‘Plain English’ versions of Section 20 letters to make our communications more reader-friendly.
Caring for vulnerable residents
Works to upgrade kitchens and bathrooms for residents in 18 sheltered housing schemes will be completed this year.
Other planned works – including replacement heating systems, window replacements, fire safety works, internal and external communal area improvements and environmental works – will be done in some schemes this year.
British Gas is funding £3.5m in energy efficient environmental improvements on 380 homes on Cedars Road Estate, Clapham.
External Wall Insulation (of cladding) under the Energy Companies Obligation (ECO) scheme is part of a public/private package, with LHS contractors working on roof renewal and double glazing to prevent heat loss at the same time.
By law, landlords need to know about the social impact of the work they pay for – and expect their contractors to give evidence of the social value in the work they do. Our contractors have committed to making a positive impact on the community.
They do this through upgrading community halls, providing training and work experience work for local young people, and funding events for residents. This year, we have agreed how to measure ‘community impact’.
